How Much Do You Do For Your Clients?

I realize that most RE Agents do not know the process for dealing with lenders and loss mitigation, but even if they did, would they do this for you as their client (in this case, seller)? This was from last month and I'm super proud I got it done.

The lender on the property we listed was not providing a payoff and holding up the close of escrow. I did this for my client, and this is one time I am tooting my own horn!

3/17/20 - Called FM and was told they did not have a request for the payoff on file, it will be 7-10 days to get it. Payoff request was sent 3/12/20. We have proof it was received.


3/18/20 - Spoke with Linda (#2579) and she escalated our request. 

3:26 PM Spoke with Ali (#1843), he said it is in process and will likely be done before the end of their workday which is 10 PM EST. Ali noted that he saw Linda's notes so hopefully, if it doesn't come before you go home, it will be there when you get in in the morning.


3/19/20 Spoke with Dina (#1846) who said it is slated to be done on 3/20 by the end of the day and we just need to wait. 

Spoke with Whitney who works for the attorney that is handling Freedom's foreclosures, she suggested we send the payoff request to them explaining the situation that we requested on Friday, with confirmation of receipt, and then again on Tuesday, with confirmation of receipt, and escalated yesterday hoping to close today. Ask the attorneys to ask for the payoff with a rush. Whitney said no guarantees but she will try. Email to Rprequests@...3:25 PM - Spoke with Alisha who transferred her to supervisor Mark. 3:50 PM Was told by supervisor Mark (#2582) that it is scheduled to be completed by 3/20 and that means before 5 PM EST. Alisha (2960) who she started this call with advised her to start calling the first thing in the morning when they open which is 5 AM our time and just bark up the food chain, which she said she will do. 


3/20/20 - Spoke with Carrie (#1853) at Freedom this morning (5:15 AM) and she assured her it’s coming today. Their business day ends at 5 pm EST which is 2 our time. 

11:46 spoke with Thomas show said we just need to be patient and wait for it. 

1:59 PM - Not sure what else we can do. We have called Freedom Mortgage 8 times in the last 72 hours and one of those calls was at 5:15 this morning. Also called their loss mitigation dept 3 times and basically what we're being told is two things - first that the request was scheduled to be completed today by 5 PM EST, which is in one minute. The other thing we are being told is that the request that was to be completed today was internal and that meant it was to be sent to the loss mitigation dept today where they are to add their fees and send it to PTC. They are in Southern CA and even though it is not 5 PM here, they did not answer our call today and it cycled between "press 0" for an operator and leaving a message in an unidentified voice mailbox. We are at a loss as to who to call now. 


3/23/20 - Cannot get through to FM, the line just rings busy at 855-690-5900. Called loss mitigation, spoke with Terry who said there is nothing she can do until they get a request from Freedom and shows no communication with PTC. 
We called 3 local offices for FM, two of them are answering with a, "Win a Trip to Hawaii!" recording and the one with a live person was a single guy originating loans. No help there.Called FM and spoke to Tamika (2954) who said the payoff was sent to PTC on Friday 3/20/20 via fax and it takes 48 hours to receive. Uh, it's been more than 72 hours and forgive me, aren't faxes pretty instant? It didn't come.  I called and spoke with the buyer's lender to see if he has any contacts with FM. He does and he reached out to see if they can help. We filed complaints with Dept Veteran's affairs, NMLS oversight, emailed Doug LaMalfa's office, and filed a complaint with the FTC. This took all day, literally from 9 AM to 6 PM.


3/24/20 - Called FM and spoke to Dina (1846), I reminded her that we spoke on the 19th and refreshed her memory. She said the payoff has been sent to loss mitigation and they will be sending it to us. She put me on hold to check with a supervisor and assured me it will come today and advised I call loss mitigation directly to confirm. I called and spoke to Nancy who said it was emailed to PTC at 10:22 AM. 


It did indeed come and we are closing escrow today, 8 days late, but closing nonetheless. Hallelujah!!
